Katie and Mary - Inner South Canberra
Mary knows her way around Curtin well, having lived there for many years. She loves the access to civic, walking her dog at the off-leash park and shopping at Choku Bai Jo. While Mary is ready to retire and downsize her large home, she wants to stay in the area with quick, easy access to the city.
Her daughter Katie has recently separated and has kids in school. While Katie would love to buy in the Deakin area, that is currently not a financially viable option for her.
Mary wants to help, but knows having Katie move in to her existing home or living together in the same home would cause drama as they both require space and privacy.
The primary problem at hand is to find a suitable home for Katie with kids that is spacious enough and close to the schools and areas she knows (Mary) while still allowing for privacy. Mary also wants to downsize.
A win-win solution is to buy and own a property where an additional secondary residence can be built. The new custom-built second home on the block for Mary would have modern amenities and have an open plan, an enclosed garage and enough space - two bedrooms and two bathrooms that is set back further from the main house to allow for mutual privacy and her dog.
In terms of budget, they have $750,000 to invest in a property and Mary has an additional $180,000 for her second home. Katie and Mary came to Canberra Granny Flat Builders, leading granny flat builders known for building custom, high quality homes, for help. They chose Design 240 with unique modifications to include internal access to the garage and an enclosed alfresco area for the dog.
In addition to designing building the second home, Canberra Granny Flat Builders has offered to provide a service of reviewing the properties that Katie and Mary are considering purchasing. This will help the buyers determine the likelihood of planning approval for the design and functionality of the design on the block.
