Jane - The Graphic Designer
Jane runs a successful graphic design business from her home in Narrabundah. The 800 sq.m property has a residence with three bedrooms and one bathroom.
Jane holds her initial client meetings at the offices of all her clients (businesses), and then completes the work from home. She has two part-time employees that also assist with the business. They collaborate with her on projects as needed from the home office.
Space has been tight in her three-bedroom home. Jane found that her work was constantly impeding on her private space. She decided to look at small office space of about 50 sq.m. After searching for commercial space, Jane was disappointed with the quality and access of the properties available. The indicative costs were about $300 per sq.m. for an annual cost of $15,000.
While Jane has loved living in Narrabundah and doesn’t want to move, she knew she cannot continue to run the business out of the home. With the expenditure of commercial rent being too high to be justified through incoming sales, Jane decided to look at options for building a detached home office in her backyard.
Jane has a large backyard with enough space to add another building. Looking at design options, Jane realized she wanted to have a design that included an open plan meeting space, a kitchenette and bathroom with extra storage space. In terms of money that she had to invest, Jane had about $85,000, which she equated to 6 years of paying commercial rent at $15,000 per year.
Jane turned to Canberra Granny Flats Design Builders after searching designs on our website at. She like the look and feel of Design 28. She decided to go for a more open plan design with glass for natural light.
She invests $1500 with Canberra Granny Flats Design Builders to create a custom design and detailed proposal that will enable her to go to the bank and secure funding.
Jane secures funding and commissions us to design a 50 sq.m. detached office. Jane frees up space in her home again and adds value to her property by the new office addition. She also no longer wastes money on commercial rents.
